The difference between a cross lease and fee simple (freehold) title

If you have fee simple (freehold title) to a property, then you own the land and anything built on it. If you have a cross lease, you own a share of the freehold title and a leasehold interest in the area that you occupy. There are restrictions on what you can do to the buildings or land  without the consent of the cotenant.
